How we work these out
Every week we gather the pubs that specialist agents are marketing. For each area we count the pubs for sale and take the asking prices that agents publish. Listings marked price on application have no price, so they count towards the number for sale but not the averages.
The median is the middle asking price when they are lined up from cheapest to dearest, so one very expensive pub does not skew it the way an average would. "Middle half" is the range covering the middle 50% of prices, shown once there are at least 8.
We only show a median or range when at least 5 listings in that group have a published price. We leave out prices under £1,000 (placeholders such as £1) and freehold prices under £20,000, which are almost always a lease listed as freehold by mistake. Listings marked sold or let subject to contract, and copies of the same pub on more than one site, are left out.
These are asking prices, not what pubs sell for, and a leasehold price is normally the premium paid for the lease rather than the rent. Always check the agent's own listing before acting.
