What's my pub worth?

A rough guide range for your pub, worked out from the asking prices of 1446 pubs currently for sale, including 70 where the agent publishes the turnover. It is a guide from current asking prices, not a valuation. Updated 2 November 2026.

Choose where your pub is and its tenure, add the turnover if you know it, then tap Show my guide range.

How this guide works

Every week we collect the pubs that specialist agents are marketing. For your area and tenure we line up the asking prices and show the middle half of them (the range between the cheapest quarter and the dearest quarter) and the median. We only show a range once at least 8 listings have a published price. If your county has fewer, we use the whole region, and if the region has fewer, the whole UK. The result always says which.

If you enter a turnover, we use only the listings whose agent publishes both an asking price and an annual turnover, work out each one's price as a multiple of its turnover, and apply the middle half of those multiples to your figure. The same goes for profit or EBITDA. Agents state turnover in different ways (some net of VAT, some including it, some for older years), so treat these multiples as rough.

A leasehold price is normally the premium paid for the lease, not the rent. Agents list tenancies alongside leaseholds, so a tenancy is compared with leasehold listings; many tenancies need only a small ingoing payment or none. Rent is not used in the range: we show it as a share of your turnover so you can compare it with the lease terms agents publish.

These are asking prices, not what pubs actually sell for, and they say nothing about your building, trade, lease terms or condition. For a figure you can rely on, ask a specialist agent or a RICS registered valuer.
